  • Your government ID
  • Proof of income in the form of the previous 30 days pay stubs, 3 months bank statements showing deposit history and ending balances, an offer or job transfer letter
  • A picture of you and your pet together
  • To provide 3 years of residential history and contact information for landlord references if you rented during this time.

  • Each occupant or cosigner 18 years of age and older must complete a separate application. Applications will not be processed until all occupants over the age of 18 and cosigners have submitted an application.

APPROVAL REQUIREMENTS (NO ADDITIONAL DEPOSIT and NO COSIGNER REQUIRED):

  • Experian Credit 625+
  • No credit and 3 years positive rental history
  • Gross Income 3xs rent or more
  • Positive previous 3 years rental history or history of home ownership
  • No late payments in the previous 6 months
  • No bankruptcies or foreclosures in the previous 3 years
  • No eviction in the past 7 years and no outstanding landlord balances
  • No felonies in the previous 15 years (Murder, Manslaughter, Assault, Robbery, Rape, Child Molestation, Kidnapping,
    Arson, Manufacture, Delivery, Sale of Illegal Drugs, or Possession with intent to Deliver)
  • No misdemeanor domestic abuse convictions in the past 5 years.
  • Not a registered sex offender

APPROVAL REQUIREMENTS (ADDITIONAL DEPOSIT and/or COSIGNER MAY BE REQUIRED):

  • Experian Credit 550 to 625 and Gross Income 3xs rent or more
  • No credit without 3 years positive rental history
  • Gross Income less than 3xs rent and Experian credit 625+ or No Credit
  • Positive previous rental history less than 3 years or history of home ownership
  • Up to 2 late payments in the previous 6 months. May be asked to bring balances current.
  • Bankruptcies or foreclosures in the previous 3 years and credit is 625+
  • No eviction in the past 7 years and no outstanding landlord balances
  • No felonies in the previous 15 years (Murder, Manslaughter, Assault, Robbery, Rape, Child Molestation, Kidnapping,
    Arson, Manufacture, Delivery, Sale of Illegal Drugs, or Possession with intent to Deliver)

APPLICATIONS MAY BE DENIED IF:

  • Credit is below 550
  • Gross income less than 3x rent AND credit is below 625
  • Late payments in the previous 3 months
  • You have had a bankruptcy or foreclosure in the last 3 years and credit is below 625
  • You are in active bankruptcy
  • You have had an eviction in the last 7 years or you have outstanding landlord balances or debts
  • Misdemeanor domestic abuse convictions in the past 5 years
  • Negative landlord reference or rental history

TERMS:

  • There is a fee of $49.00 (USD) per applicant. The application is not complete or submitted until this fee is paid.
  • Application fees are NON-REFUNDABLE even if you withdraw your application or are denied tenancy.
  • Submission of this application will serve as consent to allow Select Property Services through its designated agent and employees, to obtain and verify my credit information and a criminal background check for the purpose of determining whether or not to lease a property to me. I understand that should I lease a property, Select Property Services and its agent shall have a continuing right to review my credit information, rental application, payment history and occupancy history for account review purposes and for improving application methods. I have read, understand and agree to abide by the qualifications for the application process.
